A home inspection is a professional consulting service that provides a non-invasive objective visual examination of the physical structure and systems of a house.
Can you pass/fail a home Inspection?
A home inspection may help identify the need for major repairs as well as inform you of necessary maintenance to keep a property in good shape. It doesn't pass or fail. It is a visual examination of the property.
Can I come to the Inspection?
We highly recommend it. This will help give you a more detailed look at the property. However, because it is our job to pay attention to the smallest of details, we highly suggest that any questions that you might have be asked at the end of the inspection.
How soon is the report available?
Our detailed inspection report is available within 24 hours. High quality, detailed and comprehensive, it includes photographs and documents the findings accurately.
What is the cost?
Please contact us to quote you a rate. The rate is dependent upon the property's size.
Before The Home Inspection:
Please be advised that the inspection will last anywhere from two to three hours for an average sized home. To avoid delays, be sure that the owner, all occupants and real estate agents understand and agree:
- Please make sure the home owner and all occupants of the home are advised that the home inspector may arrive early and begin walking around the property and inspecting the exterior of the home.
- All animals must be removed or confined.
- All the utilities (electric, water and gas) must be operational upon our arrival at the home in order to allow the inspection to be completed as scheduled. The inspector will NOT turn on any: utilities, valves, circuit breakers, disconnect switches or light pilots or plug in anything that is not plugged in under any circumstances.
- If the heating and or air conditioning systems do not respond to the thermostat, we cannot test or operate them.
- All areas of the home must be readily accessible without moving storage, furniture, personal property, etc.
- All crawl spaces below the home must be readily accessible and safe to enter without moving storage, furniture, personal property, etc.
- All attics must be readily accessible and safe to enter without moving storage, furniture, personal property, etc.
- Have the owner and occupants disclose any known defects including hidden defects such as leaking pipes and fixtures in order to avoid damages during the inspection. The inspector will not be responsible for such damages.
- If at the time of the inspection the ground and roof are covered by snow to the extent where they cannot be visually inspected and in our professional opinion it is unsafe for us to do so, we will make a return trip to the property if the snow melts prior to the expiration of your home inspection contingency.
